OFFICIAL RULES – RESIDENTIAL LOT GIVEAWAY
– Open only to legal residents of Grand Forks, East Grand Forks, or the surrounding region who are 25 years of age or older at the time of entry.
– Employees, officers, and directors of Crary Real Estate and Development, and their immediate family members are not eligible.
– Void where prohibited or restricted by law.
This promotion is sponsored by Crary Real Estate and Development (“Sponsor”).
– One (1) Residential Lot: BLK 5 LOT 19, Grand Valley Development, located in Grand Forks, ND.
– Approximate value (AV): $35,000. Winner will be provided a valuation breakdown and disclosure.
– Alternate Prize Option: Winner may elect to receive $25,000 in cash instead of the lot.
– Lot is subject to all recorded covenants, restrictions, and development guidelines applicable to the Grand Valley Development.
– Winner is responsible for all closing costs, taxes, and fees related to the prize selected.
– No purchase necessary.
– Promotion Period: October 9th, from 3:00 PM to 6:30 PM.
– To enter, participants must tour all six (6) spec homes in the Grand Valley Development during the Promotion Period.
– Registration cards (“passports”) will be made available at the development.
– At each spec home, participants must obtain a Grand Valley stamp from a Crary Real Estate agent.
– Once all six (6) stamps are collected, the completed registration card must be submitted to a Crary representative.
– Only completed passport cards with all six stamps will be included in the drawing.
– Limit one (1) entry per person. Duplicate or incomplete entries will not be accepted.
– Winner will be chosen during the week of October 13th after a proper audit of all registrations is completed.
– Odds of winning depend on the number of eligible entries.
– Potential winner will be notified by email and/or phone within 2 business days of the drawing.
– Winner may be required to sign an Affidavit of Eligibility, Liability Release, and Publicity Release.
– Tax Reporting: The value of the prize is taxable income to the winner. Sponsor will issue an IRS Form 1099-MISC for the prize value, and winner is responsible for reporting and paying all applicable federal, state, and local taxes.
– Sponsor reserves the right to cancel, suspend, or modify the promotion if fraud, technical failures, or other causes compromise the integrity of the contest.
– Sponsor reserves the right to disqualify any individual suspected of tampering with the entry process or acting in violation of these Official Rules, or in a disruptive or unsportsmanlike manner.
– Sponsor is not responsible for lost, late, incomplete, or misdirected entries.
– All federal, state, and local laws apply.
By participating, entrants release and hold harmless Sponsor, its affiliates, and their respective officers, directors, employees, and agents from any liability arising from participation or acceptance/use of the prize.
The promotion is governed by the laws of the State of North Dakota (ND), without regard to conflicts of law principles.
