Upgrades & Setups Home Buyers Want


This year is turning out to be a seller’s market, which means that there’s a good chance you can quickly sell your home for a solid price if you’re looking to purchase one of the Grand Forks ND new homes that Crary Real Estate has for offer. However, even in a seller’s market, it’s important to make your current home stand out on the market with the kind of upgrades and setups that buyers really want. Putting the extra effort and cost into your home to make some of these changes could potentially net you a significantly higher price, especially if you end up with multiple buyers interested in your practically move-in ready home.

Probably the biggest thing buyers are looking at in homes today is the potential for one or more home office spaces. Even if you don’t need a home office or home school area in your home, try to stage one or more rooms to show their ability to serve this purpose. If you have a guest room, try to stage it with a desk setup, no matter how simple, to show the possibility. If you have a kitchen nook that could also serve as a home office space, talk to your agent about setting up some sort of display or at least have them point out the possibility to potential buyers.

Open plans are still popular, but having the option to create some privacy or separate spaces is attractive. Consider, where possible, adding in French doors, sliding barn doors, pocket doors, or even stylish room dividers to break up the space. This ties in with the increased need for home offices, so having somewhere that can be closed off from the rest of the household noises is appealing to a number of buyers.

If your home has a finished lower level or basement, think about how the space is being used. If some of it is technically finished but not really being used for much, consider restaging it to show various uses. Another family room area or game room is always going to create interest. Alternatively, if you have home exercise equipment, but maybe keep it in your bedroom or the living room, try putting everything together in one place to show the possibility of a home gym. Consider adding in some exercise or yoga mats and perhaps some mirrors or at least a small tv to make the space look planned and inviting. If a home gym isn’t something you can stage, ask your agent about other ways to make the most of any flex space you have. The point is to make every area of your home look livable, useful, and ready to go, rather than an area that will need to be completely finished by the buyer.

While we may be moving past the time of year when outdoor areas are getting much use, you may still want to consider the addition of a built-in fire pit to make the outside area look more inviting and useful for more of the year. Even if you don’t go to that level, make sure your landscaping is freshened up, with any trees and bushes trimmed, garage door windows cleaned, and any stains on the driveway removed. Do what you can with the curb appeal, such as updated or additional lamps, to make your home look as warm and inviting as possible, right from the start. Even with winter coming, buyers will be thinking about next summer and any potential your home has for entertaining, as well as just relaxing and enjoying the outdoors after a long winter.

With more people spending more time on a daily basis in their homes, it’s important that you show your home as somewhere comfortable and spacious, but with the necessary privacy everyone needs these days. By making the effort to upgrade and stage your home to show various possibilities, it makes it easier for the buyer to see themselves in your home. Your home will be more likely to sell quickly and for a top price, which will come in handy when purchasing one of the Grand Forks ND new homes for yourself.
